Buying a property

An accepted offer is an important step, but there is legal work to complete before the purchase can go ahead. The contract, property title, searches and replies to enquiries help establish what you are buying and identify matters that need attention.

I help first-time buyers, home movers and residential investors with freehold and leasehold purchases. I’ll explain the documents and the steps towards exchange and completion so you can ask questions before making a commitment.

If this is your first purchase, let me know. I can talk you through the unfamiliar parts of the process and help you understand what is needed from you.

Selling a property

I can help with the conveyancing when you are selling your home or another residential property. The legal work includes preparing the contract information and responding to the buyer’s enquiries with your input.

I’ll explain what information is needed from you. If there is something about the property or its paperwork that you are unsure of, raise it early so it can be considered as part of the work.

If you are also buying, tell me about both properties at the outset. A linked sale and purchase need to be considered together, particularly where the money from one transaction is needed for the other.

New-build property

A newly built home can involve different documents and arrangements from an existing property. There may be reservation deadlines, estate charges and contractual provisions about when the home will be ready.

I have particular experience in new-build conveyancing and will help you understand the legal arrangements for your purchase. If construction is still underway, an anticipated finishing date may change, so it is important to understand the completion provisions in your contract.

Get in touch when you are considering a reservation or have a plot in mind. Share any deadline you have been given so it can be considered from the start.

Shared ownership

Shared ownership involves buying a share of a home and paying rent on the remaining share. The lease and the relevant scheme set out the arrangements, including your responsibilities and ongoing costs.

I have particular experience in shared ownership conveyancing. I’ll help you understand the legal documents for your purchase and explain how the terms relate to the home you are buying.

Schemes and terms can differ, including between England and Wales. Tell me which property you are considering and the share you intend to buy, if known, so the guidance reflects your purchase.

Other residential property services

You can also contact me about the following matters. If you’re unsure which description applies, explain what you would like to do and we can discuss the next step.

Remortgages

I help with the legal work involved in remortgaging a residential property, explaining the steps and the information needed as you move to your new mortgage arrangements.

Transfer of equity

I help with the legal work when adding or removing an owner of a residential property, explaining the documents and the steps required to reflect the change in ownership.

Buy to let

I help landlords and residential investors with buying or selling a property intended for letting, explaining the legal work and the matters relevant to the transaction.

Auction property

I help with residential auction conveyancing. Get in touch before bidding so the legal pack, relevant auction conditions and deadlines can be considered before you commit.

Right to buy

I help with conveyancing for a Right to Buy purchase in England. Tell me about your property, your landlord and where you are in the application process when you enquire.

Unregistered property

I help with residential transactions involving unregistered property, reviewing the title information and explaining the registration work needed as part of your matter.

I also help with simple declarations of trust to record how you would like the proceeds of a future property sale to be shared.

An estimate based on your transaction

An initial conversation helps establish the details needed for an estimate of fees. These include the names and contact details of everyone who will be a client, the transaction type, the property address and the price where known.

It is also helpful to know whether the property is freehold or leasehold, a new build, shared ownership or unregistered. For a purchase, say whether you are a first-time buyer or buying an additional home. If a detail is not yet available, you can say so.

Discuss your property plans

Tell me what you would like to do and where things stand. I can help you understand the next step.
